Would adding hundreds — or thousands — of dollars to your monthly cash flow improve your quality of life?
Let your home work for you. After all, you’ve been working for it for a long time.
You spent decades paying for your home — now it can help pay you back. For homeowners 62 and older, a reverse mortgage can take your monthly mortgage payment to zero,* add to your monthly income, or open a line of credit for later. I’ll show you the real numbers, honestly, with no pressure. You’ll always talk to me.
*You continue to pay property taxes, homeowners insurance, and upkeep, and keep the home as your primary residence.
How we can help
Nearly 40 years of straight answers about home and money.
I’m Steve McNeal. Since 1986 I’ve helped families across California, Nevada, and Tennessee make confident decisions about their homes — and today I focus on the people who’ve owned the longest. If you’re 62 or older, your home may be the most powerful — and most misunderstood — asset you own. My job is to explain it in plain English, show you the honest numbers, and let you decide, with no pressure and no jargon.
No monthly mortgage payment*
Reverse Mortgage (HECM)
Turn part of your home’s equity into cash, monthly income, or a growing line of credit — with no required monthly mortgage payment.* FHA-insured and federally regulated.
Buy a Home With No Monthly Payment (H4P)
Downsize or move closer to family and buy your next home with a reverse mortgage — one closing, and no monthly mortgage payment.*
Jumbo Reverse Mortgage
Higher-value home? Private reverse programs can unlock more equity than the government limit — some available at 55+. (Not FHA-insured.)
Reverse Mortgage Refinance
If your home’s value has risen or your needs have changed, refinancing your reverse mortgage may free up more equity or add a spouse to the loan.
Senior Refinance & Aging in Place
Lower a retirement payment, or fund the ramp, walk-in shower, and first-floor living that let you stay in the home you love.

Stay in the home you love
You keep the title to your home.
A reverse mortgage is a loan — not a sale. You keep ownership of your home, you can never owe more than it’s worth,† and your heirs keep whatever equity remains. †An FHA-insured reverse mortgage (HECM) is non-recourse; FHA insurance covers any shortfall.
Guidance for the whole journey — not just the loan.
Every reverse mortgage includes an independent, HUD-approved counselor who doesn’t work for me — and I welcome that. After closing, I stay in touch and help you watch your home’s value and your options as life changes. You’ll always talk to me. If you get my voicemail, leave a message, email, or text — just give me a good time to reach you, and I’ll call you back.

Frequently Asked Questions
Do I lose my home with a reverse mortgage?
No. You keep the title and ownership of your home — a reverse mortgage is a loan, not a sale. You continue to pay property taxes, homeowners insurance, and upkeep, and keep it as your primary residence.
What happens to my kids’ inheritance?
Your heirs are protected. A reverse mortgage (HECM) is non-recourse — you can never owe more than the home is worth. Your heirs keep any remaining equity, and can repay the loan and keep the home if they choose.
Do I have to own my home free and clear?
No. Many borrowers still owe a mortgage. The reverse mortgage can pay off your existing loan — which is exactly what eliminates your monthly mortgage payment.
What is the independent counseling?
Every reverse mortgage requires you to meet with an independent, HUD-approved counselor who does not work for me. It makes sure the loan is right for you — and I welcome it.
How do I reach Steve?
Call or email me directly — you’ll always talk to a real person. If you get my voicemail, leave a message or text with a good time to reach you and I’ll call you back.
